			<content:encoded><![CDATA[<p style="text-align: justify;">So I was chatting with the sales manager at One Main Street condos in Bellevue recently. She told me they combined several condo homes together to make larger condos! This is great because there are basically two floors of penthouses now. Ranging from 1800 to 2200 sq. ft., the tenth floor penthouses remain unchanged. but on the ninth floor there are now three condos where there were six. This is the first I&#8217;ve heard of a condo project doing this sort of thing in the Bellevue area. A quick call to my friend and Seattle condo pro, Justin Bowers revealed the same response, &#8220;Never heard of that before.&#8221;</p>
<p style="text-align: justify;">One Main Street will be starting their closings in the Fall. Unfortunately you aren&#8217;t able to custom order your condo any longer where square footage is concerned, the project is simply too far along.</p>
<p style="text-align: justify;">Check out the floor plans below. I am scheduling a hard hat tour for tomorrow if the weather is nice, so hopefully I will be able to snap some good photos for your viewing pleasure. 			<content:encoded><![CDATA[<p>Well I&#8217;ve been driving by and wondering when and how I was going  to be able to get inside and take a look at the slightly under the radar, but definitely competitive condo project, <a title="The Continental" href="http://eastsidecondoreport.com/building-reports/continental-the" target="_self">The Continental</a>. As it turns out yesterday was the day!</p>
<p>I had been in contact with the developer for a couple of weeks prior to my visit. After learning more about him and his history with the property, I was all a twitter to see what he had done with the place. Apparently when he was an elementary student in the 60&#8217;s he would visit his great aunt for tutoring at these exact condos! So there&#8217;s a real connection here with this community and the Northwest. I can really appreciate that, I attended <a title="Enatai Elementary" href="http://www.bsd405.org/default.aspx?tabid=118" target="_self">Enatai Elementary</a> myself. So we spoke and set an appointment.</p>
<p>The sales center is as finely appointed as some of the bigger projects, I was impressed. You can tell this project has really been a labor of love for the developer, who was very engaging and informative about all of the details. We set out to see three of the NINE floor plans.</p>
<p>I was immediately thankful of the extra wide hallways with luxury carpets. &#8220;This place has pizazz&#8221;, I was thinking. A unique feature for all of the units in this project is the large storage areas seamlessly integrated into the outside of each home. Very convenient for my bicycle and Christmas decorations. Guess which one I use more.</p>
<p>The first unit was a one bedroom decked out to the nines. Large and roomy, this unit had what I have come to expect from new condos on the Eastside, Bellevue to be more specific. The granite and marble choices are smart and rich. The kitchen slab has these uber-blue  iridescent discs in it. I can&#8217;t remember what it was actually called, but I hadn&#8217;t seen it before. The bedroom is big too, with enough room for my king bed. Everything in these condos is new. You cannot tell from the inside that this is a conversion.</p>
<p>We went directly up to the rooftop entertainment area. appointed with a full kitchen and grill, plasma on the wall and outdoor fireplace. This is spacious and comfortable but cozy with the surrounding trees.  There is a nice view of the notorious Downtown Bellevue skyline.</p>
<p>The penthouse was waiting for us next. This condo feels huge at 1800 sq. ft. The layout is very good. Included is the two-car walk in closet. Third floor living is about where I like to be, but this unit had too much space for me personally. I liked the top shelf appliances and kitchen layout too.</p>
<p>The second floor unit above the all glass entrance facing the Bellevue Square had the perfect mix of roominess and well thought out floorplan. It was my personal favorite. All the appliances in these condos are quality and fit in the spaces like they were custom made. All in all I really liked these, and would not hesitate recommending these as an option for one of my discerning clients looking for an alternative to high rise living. Good job!</p>

Since the beginning of the year, this is the sixth &#8220;top of the food chain&#8221; retailer to announce its opening day at The Bravern Shops.</p>
<p>Anthropologie has quickly become the store of choice for sophisticated women who seek originality and a sense of adventure.  Its imaginative and vibrant store environments offer a signature merchandise mix that ranges from women&#8217;s fashion and accessories to home décor, decorative antiques and found objects, bath &amp; body products and books. Products are selected with an eye for craftsmanship, the smallest detail, and that certain something special that makes each item a personal discovery.</p>
<p>Anthropologie is recognized for seeking out architecturally distinct spaces for its stores, which are individually and uniquely designed.  The Bravern certainly fits this mold. The Bravern store will open in 10,700 square feet next to Piazza Sempione off of 110th Avenue NE. 			<content:encoded><![CDATA[<p>Developer Schnitzer West announced today that Italian luxury brand <a title="Piazza Sempione" href="http://www.piazzasempione.com/" target="_self">Piazza Sempione</a> will soon be opening  a store in the Northwest&#8217;s most vibrant shopping destination - The Shops at The Bravern.  The fashion brand will join a growing list of &#8220;first in the Northwest&#8221; retailers who are making their entre to the region at The Bravern, including Neiman Marcus, Jimmy Choo, Salvatore Ferragamo, Hermès, LTJ Arthur and Tory Burch, among others.</p>
<p>&#8220;Piazza Sempione adds diversity and vibrancy to the mix of world-class merchants we&#8217;ve assembled at The Shops at The Bravern,&#8221; says Mark Netherland, senior investment manager for Schnitzer West. &#8220;We are thrilled that this sophisticated and elegant brand has chosen The Bravern for its first West Coast store.&#8221;</p>
<p>Scheduled to open September 12 at the corner of NE 8th Street and 112th Avenue NE in Bellevue, The Shops at The Bravern include approximately 305,000 square feet of fashion retail, distinctive restaurants and personal services, anchored by a 125,000-square-foot Neiman Marcus in a vibrant, pedestrian-friendly outdoor village.  Gracious arrival courts and European-inspired plazas connect The Shops with 455 Signature Residences and two office towers fully leased to Microsoft. The project will also include a subterranean parking garage with 3,100 stalls.</p>
<p><a title="Piazza Sempione" href="http://www.piazzasempione.com/" target="_self">Piazza Sempione</a> is definitely capable of rubbing shoulders with the likes of the aforementioned retail residents at The Bravern in Bellevue. This multi-use condo project, to put it lightly, has everyone on the edge of their seats awaiting opening day. I for one am  enamored with the goings ons of this high society shopping village. Is it going to live up to the wonderful renderings? I know this is tough for the developer to make this decision, but I think it was the right thing to do to juice the condo market in Bellevue. Some of the condo projects in Bellevue are keeping quiet about their actual sales numbers. I wonder if this decision to drop prices will spark other projects to follow with their own incentives.</p>

I can&#8217;t really take any ethical stance on this matter, except to say that a deal is a deal&#8230;unless either party defaults or fails to perform on the agreed terms of the deal.</p>

			<content:encoded><![CDATA[<p>An article was written today (<a href="http://www.urbnlivn.com/2009/06/08/client-wins-earnest-money-washington-square-olive-8-impact/?dsq=10656060#comment-10656060" target="_self">link</a>) reporting a ruling was handed down on an arbitration (actually, <span style="text-decoration: underline;">mediation</span>) case between Bellevue Towers and Buyer. The article includes Washington Square in the mediation, however Washington Square has nothing to do with this case whatsoever. The article also states the buyer was awarded his earnest money back. After speaking with The Sales Manager of the Bellevue Towers this morning, I was assured this is <span style="text-decoration: underline;">not</span> true. Bellevue Towers maintains that mediation has not occurred yet and the buyer has not been awarded any money in this case. Stay tuned for updates.</p>
